The Elm House is a mixed-use residential development proposal located at 82-66 Broadway in Queens, New York. Designed to serve local families and young professionals, the project combines market-rate and affordable housing with community-oriented retail and commercial uses, including a fresh market, restaurant, pharmacy, daycare, gym, and wellness-focused spaces. The development is conceived as a neighborhood anchor that strengthens the pedestrian streetscape while responding to the existing character and needs of the surrounding community. The building introduces 164 new residential units in a mix of studios, one-bedroom, two-bedroom, and three-bedroom apartments, with 24.5% of the residential area designated as affordable housing under UAP. Organized around a central courtyard, the project uses stepped massing and terraced open spaces to bring light and air deep into the site while creating shared outdoor amenities for residents. A strong street wall reinforces the urban edge, while facade openings and landscaped terraces help connect the building to its neighborhood and create a more welcoming residential environment.
