388 Hudson Street is a proposal for a city-led mixed-use affordable housing development in Hudson Square that brings together 100% permanently affordable housing and a 45,000-square-foot public recreation center within one integrated project. Conceived in response to the City’s RFP, the development is designed to deliver long-term affordability in one of Manhattan’s most expensive neighborhoods while also providing shared civic amenities that serve both residents and the broader community.
Located on a highly transit-accessible, city-owned corner site at the edge of the West Village, the project is shaped by the idea that affordable housing should be fully integrated into the social and physical fabric of the neighborhood. In addition to delivering attainable housing for families, young residents, and longtime community members, the proposal includes a recreation center with a pool, gym, basketball courts, and flexible indoor and outdoor community spaces, positioning the building as both a residential anchor and a public wellness destination.
The project responds to the surrounding context of Hudson Square and Lower Manhattan by emphasizing connectivity, inclusion, and active urban living. Its design seeks to preserve the character and cultural spirit of the neighborhood while creating a new standard for affordable housing that extends beyond shelter alone. By combining housing with health, recreation, and community programming, 388 Hudson Street is envisioned as a place of belonging that strengthens neighborhood continuity and expands access to high-quality living in a rapidly changing part of the city.
